Eglinton has the youngest population of any suburb on this list. The median age is 29, which is nine years below the Western Australian figure and two below Alkimos next door.

That is not a lifestyle statistic. It is what a suburb looks like when almost everybody in it arrived in the last six years and most of them came with small children or had them shortly after.

The One Thing People Get Wrong

People treat Eglinton and Alkimos as the same place, and estate agents do not always correct them.

They are neighbours, both new, and both got a railway station on the same day in July 2024. But Alkimos has around ten thousand people and Eglinton has under four thousand, and Eglinton is the newer and emptier of the two. The median household income here is higher, at just over two thousand dollars a week, which tells you who has been able to buy into a brand new estate this far north.

If you are comparing listings, check which suburb the address is actually in rather than which one the advertisement talks about. They are priced differently and they are at different stages of being finished.

What It Is Actually Like

Unfinished, and openly so. Estates are still selling, roads still end in sand, and the view from a lot of streets is the next stage being built. If that bothers you, come back in five years.

What you get for it is a new house near the beach at a price nothing closer to the city can match, and neighbours who are all in the same position. Nearly fifteen per cent of residents were born in England, against about eight per cent across Greater Perth.

The beach is the real asset and it is close to everything here.

Getting to Work

Eglinton station opened on 14 July 2024 as part of the Yanchep rail extension, alongside new stations at Alkimos and Yanchep.

This matters more than it sounds, because almost everything written about this part of the coast before mid 2024 assumed the nearest station was Butler and described a drive that no longer has to happen. A lot of that writing is still near the top of a search.

Check the current timetable rather than taking any version on trust, including this one.

Schools

Schools here have opened alongside the estates rather than ahead of them, which is normal in a growth suburb and is the thing to check rather than assume.

With a median age of 29 the pressure on primary places arrives before the demand for secondary places does, so the question for a family with teenagers is which high school they can get into rather than what is in Eglinton.

The Australian school year starts in late January and finishes in December. It does not run September to July. If you are arriving mid year your children will be joining part way through, and if you are timing your move around schooling you are aiming at January rather than September.

Being Honest About Eglinton

It is a long way out, it is half built, and there is not much here yet that is not a house or a building site. The shops, the clubs and the established trees are all somewhere else for now.

You are also early, which is the whole argument for it. The station is in, the beach is not going anywhere, and the price reflects a suburb that is not finished rather than one that has stopped improving.

If you want somewhere with a high street and a history, this is the wrong end of the coast.
