Warnbro is where people end up when they want the southern beaches and a train, because it has the station that Secret Harbour and the suburbs around it do not.

It is older and cheaper than its neighbours, and the two things are related.

The One Thing People Get Wrong

Warnbro is usually compared with Secret Harbour, nine kilometres south, and the comparison is almost always framed around the housing. That is the wrong axis.

The difference that changes your daily life is the station. Warnbro station opened in December 2007 on the Mandurah line, and living within walking distance of it is a completely different routine from driving to it.

Which part of Warnbro you buy in decides whether you get that, so look at the walk to the station from the actual address rather than at the suburb name.

What It Is Actually Like

A mix of eighties and nineties housing with newer pockets, backing onto Warnbro Sound. The beach here is sheltered compared with the surf further south, which makes it better for small children and worse for surfers.

The median age of 38 and 11.5% born in England put it between the family growth suburbs and the established ones.

Rockingham covers the larger shopping and services, a short drive north.

Schools

Primary and secondary schooling are both available in the immediate area rather than requiring a drive to another suburb, which is not true everywhere this far south.

Confirm catchments with the Department of Education for the specific address, because they vary across the suburb.

The Australian school year starts in late January and finishes in December. It does not run September to July. If you are arriving mid year your children will be joining part way through, and if you are timing your move around schooling you are aiming at January rather than September.

Being Honest About Warnbro

The housing stock is older and more varied than the newer estates around it, and the difference between streets is larger than the difference between suburbs. Walk the street, at more than one time of day.

At 11.5% the British community is real but smaller than Secret Harbour or Alkimos, both of which are around eighteen per cent.

What you are buying is the station and a sheltered beach, at a price below the newer suburbs either side. Whether that is the right trade depends entirely on whether you will actually use the train.
