Jindalee is a new coastal suburb on the northern edge of Perth, with the Indian Ocean on one side and Marmion Avenue on the other, and it has one of the highest concentrations of England born residents in the country at 25.9%.
It is also the youngest of the northern British suburbs by some distance. The median age is 36, against 47 in Connolly, so this is where the families with small children actually are.
The One Thing People Get Wrong
There is no school in Jindalee.
That is worth reading twice, because it is a suburb of four thousand people with a median age of 36, which means a great many primary aged children. They all travel out, most often to Butler next door.
A site has been set aside for a primary school and the City of Wanneroo has a structure plan for it, but a planned school is not a school. Before you commit to a street here, find out which school your children would actually attend and whether it is taking enrolments, because the answer changes as the estates fill.
There is no train station either. Butler station on the Yanchep line is the nearest, and the train from there reaches the city in around forty minutes once you have driven to it and parked.
Schools
None in the suburb itself. The schools most Jindalee children attend are in Butler and Quinns Rocks, which are immediately east and south. That is a short drive rather than a walk for most streets.
This is the single most important thing to check before choosing a street in Jindalee, and it is the kind of question the group answers well, because the people answering did it last year.
The Australian school year starts in late January and finishes in December. It does not run September to July. If you are arriving mid year your children will be joining part way through, and if you are timing your move around schooling you are aiming at January rather than September.
What It Is Actually Like
New. Much of it has been built in the last fifteen years and parts are still going up, so expect construction, young trees and wide streets. Housing is new build on smaller blocks than Baldivis, and a lot of it is within walking distance of sand.
The beach is the reason people choose it. Jindalee Beach and the Eden Beach area give direct access to a long stretch of coast that is genuinely quiet on a weekday, which is not something you get closer to the city.
Day to day shopping is at Butler or Clarkson. There is no town centre in Jindalee.
Being Honest About Jindalee
It is a long way out, there is no school, no station and no shops, and on a hot still day the estate can feel unfinished in a way photographs never show.
You will need two cars, and one of you may be driving a long way to work for a while.
What you get is a new house near a beach you can walk to, at a price you could not pay for the same thing twenty kilometres closer in, surrounded by other families who made the same trade recently enough to remember how it felt.
